Please review and prepare the following items before your refinance closing.

Attendance

It is imperative that all parties attend the closing. Immediate notification is required if attendance presents difficulties.

Mortgage Payoff Information

Supply lender identification, loan numbers, and contact details for all existing mortgages. Home equity accounts must be frozen, and written authorization enabling payoff statement retrieval is mandatory. This information should be obtained early, as lenders increasingly require substantial advance notice.

Condominium Lien Release

Property owners with condominiums must obtain documentation from their association confirming all fees and assessments are current.

Mobile Homes

Park rent payment verification from the property's park owner is necessary for mobile home refinances.

Tax Bill

The most recent property tax statement should be provided. Unpaid bills may require settlement payment at closing, while previously paid taxes need receipt documentation from the tax office.

Photo Identification

Each borrower must bring valid photo ID to closing for notarization purposes.

Bank Wire

Borrowers must transfer required funds before closing. Cash-out refinances may require no funds; final determination depends on completed calculations.
